MY RENT

The rent is always paid in advance and must be in Balder’s possession by the last business day of the month. For example, the monthly rent for April must be paid by the last working day in March.
There are several ways to pay the rent. The most convenient is e-invoice or direct debit (autogiro). You can also receive your rent notice as a PDF file sent to your email address

Please note that as of 1 January 2024, Balder is no longer sending out rent notices on paper.

If you are moving in


If you are a new tenant, you will have your first rent notices sent to the email address used when you signed the rental agreement. You can then choose to switch to e-invoice or autogiro if you wish. Please note that the first rental payment must be made before you move into the apartment.

 

E-INVOICE

With e-invoice, your rent notice is sent directly to your online bank. This is what you do:

  1. Log into your online bank.
  2. Add “Fastighets AB Balder” as e-invoice payee. Bear in mind that the contract holder and the account holder need to be the same person.
  3. Done!

Your registration will include all contracts you have with us, including the parking space/garage if relevant.

E-invoicing comes into force at the next quarterly notification.

DIRECT DEBIT (AUTOGIRO)


If you have direct debit (autogiro), your rent is paid automatically every month, and you can rest assured that your payment is both correct and on time. The rent is taken from your account on the due date, or the 20th of the month if you prefer. You just need to make sure that there is enough money in the specified account on the due date. If there are insufficient funds in the account, it is your responsibility to make sure that the rent is paid in some other way.

It’s easy to apply for autogiro using our digital form, which you sign using your BankID. Bear in mind that the bank account holder must be the same person as the holder of the rental contract. The easiest way to find out which bank you need to connect to is to refer to your rental contract or your most recent rent notice.

Important to know

Please note that autogiro payments come into force on the first month of the following quarter, i.e. January, April, July or October. This is because we send out rent notices once a quarter, for three months at a time. Your application date determines which month the autogiro comes into force.

Example: The application is received on 12 June. This means that the autogiro comes into force on 1 October, with funds drawn on either the 20th of the month or the last working day of the previous month (20 or 30 September).  

If you do not have access to BankID or are unable to apply via your bank, there is a paper autogiro form that you can fill in and post to Balder’s head office.

PDF TO YOUR EMAILDDRESS


We can send your rent notice as a PDF to your email address. All you need to do is fill in our form to apply for a digital rent notice.

  1. Go to our digital form to register your contact details
  2. Fill in the form
  3. Done! You will now receive future rent notices sent to your email address, after which you can pay in whichever way you prefer.

Rent notices are sent out four times a year, at the beginning of each quarter, and contain three notices with different due dates. Take care to state the correct payment information, so that the rent is registered to the correct month.

FAQ

WHAT DOES THE RENT INCLUDE?


In addition to the actual apartment/living space, which is specified in the rental agreement, the rental fee also includes the following:

  • Heating and water (unless otherwise stated in your rental agreement)
  • Ongoing maintenance and repairs of your apartment (not repairs caused by intentional damage, negligence, inadequate maintenance or abnormal wear – you will have to pay for these yourself when you move out)
  • Basic cable TV offering (unless otherwise stated in your rental agreement)
  • Fridge, freezer, cooker, fixed furnishings and fittings in the apartment
  • Smoke alarm
  • Waste disposal
  • Cleaning of stairs
  • Snow clearance and grass-cutting in communal areas

The rental fee does not include: 

  • Consumables such as fluorescent tubes, light bulbs, glow switches, fan filters, batteries for smoke alarms and fuses for fuse boxes.
  • Maintenance of installations that you have added yourself as tenant.
  • Maintenance and cleaning of fan filters, ventilation units, floor drains, water traps and defrost drains in fridges, for example.
